World Cup Lessons in Real Estate Investment

Greetings Real Estate Investors and World Cup Fans!

Ok so we are kind of shamelessly jumping on the World Cup band wagon.  But with the recent news that North America will host the cup in 2026 and the possibility that there may be a match in Miami at Hard Rock stadium we figured it would be interesting to see how we could connect real estate investment to the most popular sporting event in the world. So how exactly can we do that? Well there are two ways we can think of to connect Soccer (Futbol) to increasing property values and rental income…backyards and proximity to athletic fields!

Backyards Bring More Stable Tenants
It is no secret that most families want a backyard. From barbecues to playgrounds the backyard is one of the most sought after amenities for a family. Another reason that families want a backyard is the many families have children who are in sports. And of course one of the most popular sports for young children is soccer! See how we made that connection? Soccer is great for a backyard because all you need is a ball and a goal and even if you don’t have a real goal you can just use two cones. So if you have the option to purchase a property with a backyard as opposed to no backyard you should definitely go for the extra space. This will attract families as opposed to singles or roommates and families in general tend to be a bit more stable because they have to make sure their children are taken care of. Even if it is a townhouse with a small patio or yard space it is still preferable to something with no backyard. And in terms of a condominium try to find a building that has an open space of grass or playground to attract the most reliable tenants.

Proximity to Athletic Fields
Most neighborhoods in South Florida have some form of athletic fields or “Optimist” parks near them. But the location and quality of these fields can vary greatly. Again going with the reasoning that most families with young children will be interested in putting them in sports at some point it will benefit your bottom line to purchase a property that is closer to an athletic field. This goes hand in hand with the value of being close to schools since many Middle schools and Elementary schools have athletic fields that are also used for after school and weekend sports. Of course if you can get a property that is across the street or within walking distance of a field that would be the best possible scenario and although the initial cost may be a bit higher you will definitely make it up in the long run with being able to charge higher rent.

So even though the United States is sadly not in the World Cup you have an even more important reason to pay attention to this global phenomenon…profits!
