It’s that time of year again and the holidays are knocking on the door and that means it’s time for our Tenant Gift Ideas!
As you may know we recommend every year that you give your tenants a gift. The reasoning here is simple. If you create a good relationship with your tenants and show that you care about them as people then it will be easier to negotiate with them when it comes time to raise your rent on an annual or semi-annual basis.
Additionally, we give you ideas for gifts that are actually going to help your property in some way. This year we are focusing on security and some great deals on tech.
Why Security? The cost of securing a property without paying for a monthly monitoring service has never been cheaper or easier to install. And one of the most important things that a home does is protect it’s inhabitants so the feeling of safety is a gift that will keep giving.
#1 Home Security System

This system is only $178.99 and is incredibly easy to install. It has four channels and is able to viewed on any smartphone, Apple or Android. It records at all times and even has night vision. We have tested this in numerous properties and it is a deterrent as well as being able to identify people if anything does happen. There are other brands as well that have fewer cameras and other options that may make them cheaper. For example if your tenant lives in a condo they probably don’t need all 4 cameras.

At a slightly lower price point and geared even more to the condo tenant is the basic doorbell wifi camera. With so many people buying from Amazon and other online retailers it is invaluable to have a monitor that can keep on eye on packages when tenants are not at home. It is also even easier to install than a full security system.

At the cheapest end of the spectrum is an in home camera that can connect to a smart phone. This works great for pets and if your tenants have house guests. The only concern might be that your tenants might think you are spying on them, so you should only get it for someone who you know understands technology.
#4 Gift Cards!
This is probably the best overall gift because it can be most appreciated by tenants who just need a little extra cash. The most important thing here is to a gift card that can be used at multiple stores, such as a Publix or Amazon gift card. Or for a few extra bucks you can get an American Express gift card that can be used anywhere. In the end it looks better than giving cash because for that they might think (or even suggest) that you should just lower their rent instead…which of course you never want to do!
So those are all of ideas for this year, as you can see we are heavily focused on safety because we feel that this will give you the most bang for your buck in terms of creating a solid relationship of mutual respect with your tenants. Of course as always the most important thing is that you do something, even if you only send a card, it will go a long way to a great relationship. Remember if your tenant knows that you care about them then they will more than likely care about your property!
