Today we want to talk about one of the most valuable services that we offer…our 24 hour maintenance hotline.  It is valuable in two incredibly important ways.  First, it frees up your phone line and creates a barrier between you and your tenants calling you repeatedly or at all hours of the night.  Second, it adds value to your property and allows you to charge higher rent because you can advertise that your property has a 24 hour maintenance hotline.

Helping You Sleep
One of the main reasons that landlords get fed up with owning investment property is that get sick of receiving phone calls regarding repairs or other issues at all hours of the night.  When a tenant is renting a property they feel that they have the right to get their problems resolved as quickly as possible.  Sometimes these problems are actual emergencies but many times they are not.  But the tenant usually doesn’t care because to them everything is an emergency.  If for example, the seal on their front door has fallen off due to wear and tear we know that this is something that can be resolved within a day or two without any real consequences.  But the tenant wants this done asap and will probably keep calling you at 11pm until you pickup.  But if you have Real Property Management the tenant can speak with a live person at 11pm who will schedule a worked to perform the repair in a reasonable time frame and the tenant will be happy…and you will be enjoying a good nights rest!

Each of your maintenance calls will be logged into our PropertyWare system so  you can easily see and track each of the maintenance requests received so that you can be aware of how difficult of a tenant you have and of the condition of your property.  For example if you have received numerous requests for very minor issues then you may want to rethink renewing a tenant or at the very least charge a higher rent increase than you would for a tenant who does not bother you.  Additionally, if you see numerous requests for legitimate issues you know that your property needs some major maintenance or you can decide to sell the problematic property.
