With the rainy season beginning in South Florida chances are you have gotten wet lately. You have probably also been somewhere that does not have gutters and waited for the downpour to slow so that you could run to your car. It’s like a second rain that comes directly off the roof and is usually heavier than the real rain. This problem is not only annoying but can create major problems for your property. If you have ever seen or better yet visited the Grand Canyon you understand the incredible erosive power of water. And while it would take millions of years to for the water from a roof to form a canyon it could only take a few years to destroy concrete or tile and create a muddy mess instead of nice green grass.
You may have seen this happen at one of your properties or even in your own home. The grass will be destroyed first as the constant flow of water will make it hard for the grass roots to hold. The concrete floor or walkway will last a bit longer but will soon form pits and holes that can affect the structure and increase decay. Tile will last a bit longer but will also eventually start to deteriorate.
The Solution: Gutters
You know how they work but you may not have thought about how they can actually save you money over the long term. But if you add up repair costs on what is a typically expensive ground project the cost of a gutter is a very small price to pay to protect your property. On top of that they look great, almost like a crown molding for your roof. This can of course increase the curb appeal which can raise the amount of rent you can get for your investment.
Keep Costs Low
Chances are that you don’t need gutters around the entire property. The main areas tend to be the front porch and back porch. These are typically the areas where concrete and tile have been added to create entries to the property. Of course it would look even nicer to add them to the entire home, but you can save over 50% on your install costs by only installing them where truly needed.
Minimize Maintenance with Screens
If your property has trees anywhere near the roof you may eventually encounter leaves clogging the gutters which would require a cleaning. But they now have screens for the top of the gutters that can keep debris from entering the system. Of course if you have no trees then you don’t have to worry about this.
So the bottom line is that gutters are a very small investment that can produce returns in a couple of ways, both by protecting your property and by increasing the aesthetic value.
