– 24-Hour Repair Hotline: $25 / Month
How much is your time worth? Forget the hassles of tenants calling you at all hours of the night with problems! Your tenant will receive a toll-free number that they can call anytime day or night and speak with a live RPM Miami Representative who will professionally respond to their needs by gathering the information regarding the problem. If the situation is a true emergency you will be called immediately from a number that you will recognize, but often it is not an emergency and in that case you will receive an e-mail immediately with the information from the call and then you will receive a call the next business day if you have not responded to the email.
– 24-Hour Repair Hotline with Online Access and Expense Tracking: $35 / Month
The same services as the regular repair hotline but you also get access to an online portal where you can see a log of all the maintenance calls that you have received and a description of the problem that was called in. This is incredibly helpful for analyzing a tenant’s record of requests as well as the health of your property by allowing you to track expenses. If you decide to use one of our vendors you can even pay for maintenance work directly through the portal to avoid wasting time meeting up with vendors to deliver payment. And your tenants can even report maintenance issues online with their own account and login that comes included with this service, it is an added benefit you can use to secure good tenants!
And ONLY if you are a Hotline Online Access Customer you can receive New Tenant Screening for $50 charged to the tenant!
The key to avoiding evictions is to get a good tenant in the first place. We have industry leading processes for vetting tenants through criminal and income analysis that will ensure you get the right tenant the first time! If you are a 24-Hour Repair Hotline Online Access customer we can charge this amount to your prospective tenant as you can direct them to login to our online portal and enter all of their information, no more lengthy applications for you as it is all done securely online.
– Licensed Realtor Lease Preparation: Starting at $200
Why spend the time pouring over a lease contract when you can have a professional prepare it and deliver it to you? You can choose either a basic lease or a lease that has been modified by attorneys to fit the needs of your type of property.
– Evictions: Starting at $750
Take the pain out of the worst part of residential investment property ownership and let us handle the eviction for you! Hopefully you haven’t had to do many but with our inventory of hundreds of properties we have the experience to handle this difficult situation with ease and help you move on to the next tenant. We handle everything the cost of the court filling, the sheriff and the process sever and will be there to represent you and coordinate the process of getting your property back. We can even coordinate with the locksmith or lockout company. The only things not included with this service are costs associated with the eviction such as the locksmith service and trash out depending on the property and situation at time of eviction.
– 3 Day Notice Preparation and Serving: $88
Even the best tenants can still hit hard times and fall late on their rent. The key to keeping them from turning into a problem is by immediately serving them a 3 Day Notice as soon as they do not pay their rent on time. This is one of our secrets as professional property managers and one of the reasons our clients have such high tenant retention rates. But we are willing to share it with you because we want to earn your business. So enjoy this service with no long term commitment and help ensure that your tenants pay you on time. By the way, if you were a client of ours we would charge the tenant for this service. If you are not a client you just pay us up front and wait for the tenant to pay us so that we can return your fee to you.
– Trash out: Starting at $55/cubic yard and with a possible minimum fee depending on the situation
This is the dirty job part of owning a property, why would you want to clean out someone else’s trash when you can have it done for you? The possible minimum is because there is no way to know exactly how much trash out needs to be done until an eviction is completed, and since it may be none there would be a nominal minimum fee.
– Various Vendor and Handyman Services: Price Depends Upon the Job
Do you know a good plumber? An electrician? A painter? What about a guy who can do everything? We do. We know a bunch of them and they are the best because we wouldn’t give regular work to anyone who screws up on jobs.
