Evictions are probably the single biggest headache that landlords face and we can now eliminate that headache for you completely. When you see an offer that is this good your first reaction is probably disbelief and then you will want to know what the catch is right?
So What’s the Catch?
We have analyzed the data of all the tenants we have placed in properties over our many years in business and come to the conclusion that when we screen tenants the chances of them defaulting on their agreement and not paying rent is incredibly low. We do such an extensive analysis and have so much experience that we can almost eliminate the possibility of placing a bad tenant in your property. Of course it is impossible to get to a 0% eviction rate because of unexpected life events but our rate is so low that we realized we can guarantee the tenant will pay and if not we will pay all of the costs involved with the eviction. These costs can run hundreds and even thousands of dollars but we are so confident in our process that we will cover it for you so long as we placed the tenant in your property.
Are There Any Exceptions?
The only requirement is that the eviction be an uncontested eviction. This is by far the most common type of eviction and it occurs when the tenant stops paying rent for any reason besides a dispute with the landlord. So if the tenant runs out of money, loses a job, or just decides not to pay then we will process the eviction at no charge to you.
A contested eviction is much less common and it occurs when there is some disagreement between the tenant and the landlord that leads to the tenant withholding rent. In those cases we will work with you to try and resolve the dispute to the satisfaction of both parties but if that is not possible you will have to pursue other legal avenues, including possibly a contested eviction.
What if I placed my current tenant before I started working with you?
We only provide the guarantee for tenants that we screened and approved so once your current tenant moves out we can find you a new tenant and your guarantee will go into effect.
